Cancellation of habitual DDU and transition of builders to bank project financing, obligatory application of escrow accounts for investment of funds of shareholders — and, according to the last amendments, since July 1 this rule will concern not only new, but also in general all objects under construction, regardless of when the construction license is got; still a number of serious toughenings of rules of the game — here entered such New Year's reality the Russian developers, brokers, consultants, bankers and all who are connected with the housing market. We see that not only rules of the game in the construction market change, but also in general the situation in the country for many reasons changes very strongly: both rise in price of various goods, and increase in tax levies. I think that year will be not the simplest". Among trends-2019 about which not only Sergey Matiukhin, but also practically all professional players told, first of all, noticeable reduction of number of the companies. Some will just leave the market, without seeing in it any prospects. Others, having left "dolevka", will try to find themselves in other segments — we will tell, in a segment of individual housing construction as the Kaskad Family company already stated, by the way, before — the builder of townhouses, largest in the Moscow region. The third will pass whenever possible to sale of ready housing, that is, in fact, to become participants not of primary, but secondary market: for example, the president of FGC "Leader" Vladimir Voronin said that now the share of ready apartments in total sales of the company — 30-35%, and has to grow a minimum to 50%.
